Crawl space repair & encapsulation
Many older Council Bluffs homes, along with additions built onto them, sit partly over a crawl space. A damp crawl space can lead to musty smells, sagging floors, and rot in the floor framing.
Signs of trouble
- A musty smell on the first floor, especially in summer
- Standing water or a wet, torn plastic sheet on the ground
- Condensation on ducts or pipes
- Soft or bouncy floors, or white fuzz or mold on the joists
What encapsulation includes
Encapsulation usually means fixing any standing water first, laying a heavy vapor barrier over the floor and up the walls, sealing the vents and the rim joist, and controlling humidity with a dehumidifier or conditioned air. Mold should be remediated before the space is sealed.
Costs
HomeGuide puts encapsulation at $3–$10 per square foot, or about $3,000–$15,000 total. That breaks down as roughly $1,200–$4,000 for the vapor barrier alone, plus an inspection that typically costs $100–$250.1 If a quote doesn't mention a dehumidifier or drainage, ask why.
